Minutes:

The Committee considered an application for permission on the erection of a two story side extension, including the erection of a detached garage to the frontage of the host dwelling with external alternations and landscaping.

Councillor Dorsett, Ward Councillor explained that following a recent site visit, it was thought that the proposal was considered bulky, including having an unacceptable impact on the amenities of neighbours in terms of light overbearing and overlooking.

Following a query raised by Councillor Dorsett regarding the boundary, the Planning Officer confirmed that the extension was 1m from the side boundary with No.24 Wexfenne Gardens to the north-west which consents with the guidance in the “Design” SPD (2015) and was considered to achieve sufficient visual separation between the dwelling and proposed garage.

It was noted that several concerns were raised by a neighbouring objector, however many of these were not material planning considerations, but instead were more a civil matter between neighbours, which are governed by other legislation.

Discussion ensued on the variation of street scene character within Wexfenne Gardens, in view of this it was agreed that the proposal would not have a significant   impact to the current street scene.

   RESOLVED

That planning permission be GRANTED subject to conditions.
